Following the success of the Gladstone House project, NSDC asked us to design another Extra-Care facility in Boughton. Although a smaller site than the previous one, it was bisected by a 32 Kv overhead power line, resulting in severe developmental and health & safety restrictions.
The development was also restricted by the proximity of nearby dwellings and pathways through the site. To maximise the development, we located the Extra-Care facilities on the eastern part of the site with ten Close-Care bungalows to the west.
We worked closely with the Client, Principal Designer and Western Power to establish safe working for the build using ‘Clear-Graph’ information provided by Western Power to identify safe working distances, exclusion zones and maintenance procedures. Despite the construction being through the Covid 19 Pandemic, all client targets were met.
We were employed by the client base on a full architect’s design service and Lead Consultant up to Tender and novated to the contractor during the construction period.
