This consisted of 36 ‘Later Living’ apartments with associated communal facilities, abutting the Boultham Park Conservation Area.

This 0.75acre site was the location of an existing unoccupied farmhouse, with planning permission for its refurbishment and the provision of three further large dwellings on the site. The site was bought by Gusto Homes but following various studies, it became apparent that to achieve a viable solution, the site needed to be developed more intensively, and they entered into a partnering agreement with Keystone Developments, the development wing of Longhurst Housing.

The works involved the rebuilding and conversion of the existing dwelling into apartments, connected to a new structure containing the main development. The adjacency to the ‘Conservation Area’ resulted in a planning requirement for the new building being no more than two storeys in height; however, following sensitive, and complex discussions between Studio G and the planning team, we achieved approval for a full three storey development, with landscaped gardens and pedestrian and buggy access directly into the park.

The completed scheme was subsequently named as ‘Best Residential Project’ in the Lincoln City Property awards.
