Our Extra Care Projects

Gladstone House

Located in Newark, Gladstone House is a dementia-friendly, 60-apartment development designed to provide a high standard of assisted living. By offering over-60s a more appropriate home with on-site support, this project not only meets the needs of older tenants but also helps increase the availability of local family housing. 

Residents have access to communal facilities such as lounges, a restaurant, coffee bar, salon, cinema and hobbies room. Alongside this, the building features well-lit routes and unique breakout spaces to support easy navigation for those with dementia. Careful consideration was also taken in relation to outdoor spaces with sensory gardens, green walls, and roofs to enhance biodiversity, benefiting residents and wildlife. 

Designed around a central village hub, this development is designed to encourage social interaction within the wider community.  

Broadleaves

Following the successful delivery of Gladstone House, Newark and Sherwood District Council appointed Studio G to design a new extra-care facility in Boughton. 

Broadleaves is an extra-care development consisting of 30 flats and 10 bungalows, along with communal lounges, dining area, hairdressing facilities and assisted bathing.  

The site was bisected by a 32 Kv overhead power line, which resulted in severe developmental and health and safety restrictions. To manage these, we worked in close collaboration with the Client, Principal Designer, and Western Power. By using ‘Clear-Graph’ data, we identified exclusion zones and safe working distances. 

Home Grange

Home Grange is a later-living development in Lincoln, consisting of 36 apartments with associated communal facilities.  

This development sits on a 0.75-acre site that was originally occupied by an empty farmhouse, with planning permission for three large houses. The site was then purchased by Gusto Homes who then partnered with Keystone Developments, the development wing of Longhurst Housing. 

Because the site is next to a Conservation Area, planners originally required the new building to be limited to two storeys. Following detailed discussions between Studio G and the planning team, we secured approval for a full three-storey development. The final design includes landscaped gardens and direct pedestrian and buggy access into the park. 

The completed scheme was named as ‘Best Residential Project’ in the Lincoln City Property Awards. 

Kesteven Court

Kesteven Court was an extension to a group of existing retirement bungalows managed by North Kesteven District Council. The project added 12 new single-storey homes, providing a mix of one and two-bedroom dwellings. 

This was a challenging project that required fitting the new homes into an existing development while making the most of a small site. The main challenge was a deep major sewer that ran through the area. Diverting the sewer would have been too expensive, so we designed the layout to avoid the easement zone. 

The project was a success with the council and both new and existing residents. In 2017, the scheme was named ‘Best Social/Affordable New Development’ at the North Kesteven Awards.
